# Deal Dashboard

The Deal Dashboard is your command center for managing site opportunities from initial discovery through signed lease. Stop losing promising sites in spreadsheets and email threads—track your entire pipeline in one place with full visibility for all stakeholders.

***

## Accessing the Deal Dashboard

Navigate to **Deal Dashboard** in the left sidebar. The dashboard shows the deals in every workspace you can access, organized by pipeline stage.

***

## Dashboard Views

Toggle between three views using the icons in the top-right corner. The dashboard remembers the last view you used.

### Kanban View

The default view displays deals as cards organized into columns by pipeline stage. This view is ideal for:

* Visualizing pipeline health at a glance
* Moving deals between stages via drag-and-drop
* Quickly scanning deal volume by stage
* Pipeline review meetings and status updates

Each column shows the stage name and deal count. To sort a column, open its menu and choose **Sort By**, then **Created At** or **Modified At**. **Clear Sort** returns it to the default order.

### Table View

Displays all deals in a spreadsheet-style format with sortable columns. This view is ideal for:

* Sorting by name, stage, size, or date
* Reviewing detailed information across many deals

**Columns:** Click the pencil icon to open **Toggle columns** and choose which columns display. The default columns are **Deal Name**, **Stage**, **Sqft**, **Workspace**, and **Created**. You can add others, like **Lead**, **Notes**, **Building Type**, **Forecast Midpoint**, **Overall Score**, and your custom fields. **Reset to defaults** restores the original set.

### Map View

Plots all deals geographically on an interactive map. This view is ideal for:

* Understanding geographic distribution of your pipeline
* Identifying regional clusters of opportunities
* Viewing deals alongside existing stores
* Spatial analysis of pipeline coverage

The legend has a toggle for each stage, with its deal count. Turn on **All Stores** to see deals in context with your current footprint. Click a deal's pin to open the deal.

## Pipeline Stages

Deals progress through customizable stages that reflect your evaluation workflow.

### Default Stages

| Stage             | Purpose                                                         |
| ----------------- | --------------------------------------------------------------- |
| **Searched** | Sites identified for initial review; not yet actively evaluated |
| **Qualification** | Deals under active analysis and consideration |
| **Negotiation** | Letter of Intent submitted or terms in negotiation |
| **Closed** | Lease signed; deal closed |
| **Disqualified** | Sites reviewed and rejected |

### Stage Behavior

**Searched and Disqualified** stages can be collapsed if you don't need them visible, keeping focus on active pipeline stages. They can't be renamed or deleted.

### Custom Stages

Your organization can customize pipeline stages to match your actual workflow. Click **New Stage** to add stages specific to your process (e.g., "Site Visit Scheduled," "Committee Review," "Lease Negotiation").

To change a custom stage, open its column menu and choose **Edit Stage** or **Delete Stage**. A stage can't be deleted while it still has deals in it.

***

* **Files** — documents attached to the deal
* **Deal Score** — the GrowthFactor Score with its lens breakdown
* **Deal Details** — the deal's editable fields
* **Custom Fields** — fields your organization has added to every deal

### Deal Information

Editable fields specific to the deal:

| Field              | Description                           |

| **Notes**          | Free-form notes about the opportunity |

See [Creating and Managing Deals](/deals/creating-and-managing-deals.md) for the full list of fields.

### Activity Log

Track everything that happens with a deal:

* Stage changes
* Field edits
* File changes
* Comments from team members

The activity log creates an audit trail of deal progression. See [Deal Activity](/deals/deal-activity.md).

### Comments

Add comments to discuss deals with your team:

1. Open deal details
2. Click **Write a comment...** in the **Deal Activity** panel
3. Type your comment and send it

Anyone who can view the deal's workspace can read its comments. Adding one requires edit access.

### File Attachments

Attach documents directly to deals:

* LOIs and lease drafts
* Site plans and floor plans
* Photos from site visits
* Financial analyses
* Broker packages

Each deal holds one Site Overview, one LOI, and up to 25 additional documents, each up to 50 MB.

***

## Searching and Filtering

### Search Bar

Use the search bar at the top of the dashboard to find deals by:

* Deal name
* Address, city, state, or ZIP code
* Description

Results filter in real-time as you type, working across all views. The deal count next to the search bar shows how many deals match.

### Workspace Filter

If you have access to more than one workspace, click **Filter** and choose from **Workspaces** to show only deals in those workspaces.

***

## Exporting Data

Export your pipeline data for external analysis, reporting, or sharing. Both options are under **Download Deals** in every view. They include every deal in the workspaces you've filtered to, whatever is in the search bar.

### Excel Export

Choose **Export to Excel** to download an Excel file. It has an **All Deals** sheet plus one sheet for each stage. Each deal's row includes:

* Stage and workspace
* Address, city, state, ZIP, and coordinates
* Title, description, building type, square footage, and other deal fields
* Overall score, plus each lens's score and justification
* Custom fields
* Created and updated dates

### Print

Choose **Print** to print your pipeline. Each stage gets its own page, with a card for every deal showing its address, workspace, score, lens scores, square footage, and forecast midpoint.

***

## Deals on the Map

Deals integrate with the Site Analysis map for spatial context.

### Viewing Deals on Maps

In Site Analysis, the **Deal Stages** section in the Layers panel shows your pipeline geographically:

* Toggle visibility by stage
* See deal counts per stage
* View deals alongside existing stores and analysis layers
* Nearby deals cluster into a single badge until you zoom in; hover a cluster to see the deals inside it, or click it to zoom in on them

Each deal's pin shows its name, bordered in its stage's color with a dot for its workspace. Click a pin to see the deal's stage, workspace, and key details in a popup.

***

## Collaboration Features

### Deal Ownership

Assign a team member as the deal lead to clarify responsibility:

1. Open deal details
2. Select a team member from the **Deal Lead** dropdown
3. The change saves automatically

A deal lead makes it clear who's driving each opportunity forward.

### Team Visibility

Everyone with access to a workspace sees the same deals in it, enabling:

* Shared understanding of pipeline status
* Collaborative decision-making
* Handoffs between team members
* Management visibility into deal flow

Changing a deal requires edit access to its workspace. With view access only, you can open deals but not move, edit, or comment on them.

### Activity Tracking

The activity log captures who did what and when:

* Stage changes show who moved the deal and when
* Comments are attributed to their authors
* Field and file changes show who made them

This transparency supports accountability and helps new team members get up to speed on deal history.

***

## Best Practices

**Create deals early.** Add sites to your pipeline as soon as they're worth tracking, even before deep evaluation. The Searched stage exists for early-stage opportunities.

**Keep stages updated.** Move deals promptly when status changes. An accurate pipeline enables meaningful reporting and prevents balls from dropping.

**Use comments for context.** Document key observations, concerns, or next steps in comments. Future-you (or a colleague) will appreciate the context.

**Attach files consistently.** Store all deal-related documents in the deal record, not in email or local folders. Centralized documentation saves time and prevents lost information.

**Review the pipeline regularly.** Use the Kanban view for weekly or biweekly pipeline reviews. Stale deals in early stages should be moved forward or disqualified.

**Leverage scores for prioritization.** Add the **Overall Score** column in Table View and sort by it to focus energy on the highest-potential opportunities. Don't let weak-scoring deals consume disproportionate attention.

**Disqualify decisively.** Move rejected sites to Disqualified rather than deleting them. This preserves the record and prevents re-evaluating the same site later.

## Related Features

The Deal Dashboard integrates with:

* **Site Analysis:** Create deals directly from site analysis
* **GrowthFactor Score:** Scoring for prioritization
* **Activity Tracking:** Detailed deal history and audit trail

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://docs.growthfactor.ai/deals/deal-dashboard.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
