# Market Selection

**Market Selection** is a per-brand map layer that highlights areas across the US where GrowthFactor's AI model believes your brand should exist, but currently doesn't. Use it to prioritize where to look next and where to engage brokers.

## How it works

We trained an AI model to predict where each brand's stores would exist across the entire US, using **cotenancy** (which other brands cluster together) and **demographics** (the population and economic profile that supports the brand) as inputs.

The hexagons you see on the map represent **areas of opportunity** — places the model believes a store of yours should exist but doesn't today. Each hexagon is scored independently, which is why you'll often see many regions surfaced at once: the model evaluates every area in isolation rather than picking a small handful of "winners".

## How to use it

Market Selection is **not** a golden record that says "you'll do well here." It's meant to give **directional guidance**, a starting point for where to look, which markets to study more deeply, and which brokers to engage.

To use the Market Selection layer:

1. Turn on the Market Selection layer to see candidate regions for your brand
2. Zoom into a region of interest and use **Site Analysis** and the **GrowthFactor Score** to evaluate specific addresses
3. Validate the strongest candidates with **Cannibalization**, **Foot Traffic**, and **Demographics** before engaging a broker
